Hiring: Financial Controller | Real Estate | Gurgaon


Our client, a prominent organization in the real estate sector, is seeking a Financial Controller to be based in Gurgaon.


Role overview:

Our client is seeking an experienced Finance Project Controller with 8-10 years of experience to manage and oversee the financial aspects of residential real estate project in India. The ideal candidate will possess strong expertise in financial management, budgeting, cost control, and knowledge on RERA guidelines and IND AS. This role requires a strategic professional who can ensure financial integrity.


Key responsibilities:

  • Project Financial Management & Reporting: Develop and manage project-specific budgets, forecasts, and financial plans for residential real estate projects. Monitor and control project expenditures to prevent budget overruns and delays. Prepare and present detailed financial reports, including profit and loss statements, cash flow statements, and variance analysis, for senior management and stakeholders. Ensure accurate financial accounting and reporting of revenues, costs, and margins as per IND AS standards
  • RERA Compliance: Oversee compliance with RERA regulations for residential real estate projects including ensuring accurate and timely financial disclosures and periodic reports. Collaborate with the legal and project teams to ensure proper accounting treatment of customer advances, project revenues, and cost recognition in line with RERA guidelines. Ensure adherence to RERA fund utilization principles, including escrow accounts and fund allocation for project-related activities
  • IND AS Compliance: Ensure that financial statements for residential real estate projects are prepared in compliance with IND AS accounting standards. Provide guidance on the application of IND AS for revenue recognition, project costing, and financial reporting, particularly for long-term contracts and construction activities. Liaise with auditors to facilitate timely audits and ensure proper implementation of IND AS
  • Cost Control & Risk Management: Implement and manage strong project controls to monitor and track cost performance and prevent budget overruns. Identify project financial risks such as cost escalations and revenue shortfalls and recommend effective mitigation strategies. Collaborate with project managers and the finance team to conduct cost-benefit analyses and optimize resource allocation
  • Stakeholder Coordination & Communication: Act as the primary financial point of contact for all financial matters relating to the project with senior management, project managers, contractors, and external consultants. Provide regular financial updates to stakeholders, highlighting key risks, budget performance, and financial forecasts. Collaborate with internal teams (legal, procurement, and construction) to ensure alignment of project financials and compliance with regulatory requirements
  • Financial Systems & Process Optimization: Ensure the effective use of financial management systems for tracking and reporting project financials. Recommend and implement process improvements for budgeting, forecasting, and reporting enhance financial efficiency. Train and guide project teams in understanding financial protocols, accounting standards, and project cost management
  • Compliance & Risk Management: Ensure compliance with financial regulations, tax laws, and corporate governance requirements, including GST, PF, and TDS. Conduct risk assessments to identify and mitigate financial risks related to property management and the profit centre. Manage statutory and internal audits and oversee income tax filings, including coordination with Big 4 auditors


Qualifications & Experience:

  • Chartered Accountant with bachelor’s degree from reputed university.
  • 8-10 years of experience in real estate finance and project control, with a strong focus on residential real estate projects in India
  • Strong proficiency in ERP systems, and MS Excel
  • Strong analytical and financial modeling skills
  • Excellent communication and interpersonal skills to effectively coordinate with senior management and cross-functional teams
  • Ability to work under pressure and meet deadlines in a fast-paced environment
  • Detail-oriented with the ability to analyze financial data, identify trends, and provide actionable insights
