Responsibilities:
- Draft, review, and negotiate real estate agreements including sale and purchase agreements, lease contracts, joint development agreements, and loan agreements.
- Conduct comprehensive legal research and interpretation of property laws, land use regulations, and municipal bylaws relevant to real estate transactions.
- Ensure strict adherence to regulatory compliance across all property development and acquisition activities.
- Manage litigation and dispute resolution matters related to property ownership, title disputes, tenant conflicts, and contractual breaches.
- Maintain a centralized and secure documentation management system for all legal records, contracts, and due diligence files.
- Perform due diligence on land titles, encumbrances, zoning classifications, and development permissions.
- Advise internal stakeholders on legal risks and recommend mitigation strategies for high-value real estate projects.
- Collaborate with external legal counsel, government authorities, and regulatory bodies as needed.
- Stay updated on legislative changes and industry trends impacting real estate law and compliance.
Requirements:
- Bachelor of Laws (LLB) or equivalent; postgraduate qualification in Property Law or Real Estate Law is a plus.
- 5+ years of progressive experience in real estate law, preferably within a real estate development firm, law firm, or corporate legal department.
- Proven expertise in property law, land acquisition, title verification, and real estate transactional work.
- Demonstrated ability in contract drafting, vetting, and negotiation with a strong focus on risk mitigation.
- In-depth knowledge of regulatory frameworks including the Transfer of Property Act, Indian Contract Act, Stamp Duty laws, and local municipal regulations.
- Strong litigation management experience with a track record of handling real estate disputes efficiently.
- Advanced skills in legal research, interpretation of statutes, and case law analysis.
- Proficiency in documentation management systems and digital record-keeping tools.
- Exceptional written and verbal communication skills with a focus on clarity, precision, and legal accuracy.
- Ability to work independently, manage multiple priorities, and meet tight deadlines in a fast-paced environment.
