Compensation:₹6.7L/yr-₹7.4L per year (Based on Experience)

About UsKBM Realty and Sunshine Management are Chicago-based real estate companies focused on property management, brokerage, construction, and real estate development.
We are seeking a highly organized, detail-oriented Property Management Operations Manager to oversee the day-to-day administrative operations of our rental portfolio. This role is ideal for someone who thrives in fast-paced environments, enjoys managing processes, and can independently drive results.
This is not an entry-level role. We are looking for someone who can take ownership of property management operations and ensure nothing falls through the cracks.
Key ResponsibilitiesProperty Management Operations- Manage daily property management workflows
- Oversee rent collection and delinquency tracking
- Monitor lease expirations and renewals
- Track resident compliance requirements
- Coordinate move-ins and move-outs
- Maintain tenant and property records
- Receive and process maintenance requests
- Dispatch vendors and contractors
- Track work order completion
- Follow up with residents regarding service requests
- Maintain vendor contact database
- Ensure maintenance issues are resolved promptly
- Respond to resident inquiries
- Prepare notices and communications
- Track complaints and resolutions
- Ensure excellent customer service standards
- Prepare weekly occupancy reports
- Prepare delinquency reports
- Track open work orders
- Maintain KPI dashboards
- Prepare monthly management reports
- Maintain organized digital filing systems
- Manage Buildium property management software
- Maintain property databases
- Ensure data accuracy across all systems
- Generate operational reports as requested
- 5+ years of property management, operations management, or portfolio administration experience
- Strong organizational and project management skills
- Advanced Microsoft Excel proficiency
- Experience managing multiple priorities simultaneously
- Excellent written and verbal English communication
- Ability to work independently with minimal supervision
- Experience managing vendors and service providers
- Strong attention to detail
- Experience with U.S. residential property management
- Experience using Buildium, AppFolio, Yardi, Rent Manager, or similar platforms
- Experience supervising remote teams
- Experience supporting multifamily residential portfolios
- Knowledge of leasing and property management processes
Within 90 days, you will:
- Maintain 100% visibility of open work orders
- Ensure all lease expirations are tracked
- Provide accurate weekly portfolio reports
- Reduce outstanding maintenance issues
- Maintain organized resident and property records
- Become the primary operational coordinator for the portfolio
