  • Role Summary

The Finance Controller will serve as the financial nerve centre of the company, reporting directly to the CEO. This is a dual mandate role — part strategic advisor, part operational guardian. The incumbent will own the full financial picture of the company: from project-level costing and budgeting, to statutory compliance, to delivering sharp MIS-driven insights that enable the CEO to make confident, data-backed decisions. As the company scales across multiple simultaneous live projects, the Finance Controller will also build and lead the finance function, creating systems, controls, and a team that can support rapid, disciplined growth.

  • Key Responsibilities

3.1 Strategic financial advisory & MIS

  • Design, own, and continuously improve the Monthly Management Information System (MIS) — covering P&L, cash flow, project-wise cost tracking, receivables, collections, and key financial ratios.
  • Present a clear, concise financial health dashboard to the CEO on a monthly (and ad-hoc) basis, with actionable insights and forward-looking commentary.
  • Support the CEO in financial modelling for new land acquisitions, project launches, partnership structures, and investor reporting.
  • Conduct scenario analysis and stress-testing of the company's financial position under different project timelines, sales velocities, and cost assumptions.
  • Provide independent financial assessment of major vendor contracts, JV structures, and capital deployment decisions.

3.2 Project costing & budgeting

  • Build and maintain detailed project budgets for each active and upcoming development — covering construction cost, design, consultancy, regulatory, marketing, and corporate overhead allocations.
  • Work closely with the VP Projects, Design Development Head, and Procurement teams to establish and enforce cost benchmarks per square foot / per villa across all construction typologies.
  • Track actual-vs-budget variance on a monthly basis; flag overruns early, investigate root causes, and recommend corrective actions.
  • Own the project cash flow forecast — aligning construction draw-down schedules with collection milestones, construction timelines, and vendor payment obligations.
  • Evaluate and approve all significant purchase orders, contractor bills, and change orders from a cost-control standpoint.
  • Build cost models for upcoming projects during pre-launch stage, supporting competitive pricing and margin analysis.

3.3 Financial compliance & controls

  • Ensure full compliance with all applicable statutes: Income Tax, GST, RERA (Karnataka), Companies Act / LLP Act, FEMA, TDS/TCS, and any sector-specific regulatory obligations.
  • Manage statutory audits, internal audits, and tax assessments — liaising with auditors, consultants, and regulatory authorities.
  • Implement and maintain a robust internal financial controls framework covering revenue recognition, vendor payments, expense approvals, banking, and treasury.
  • Ensure timely filing of all returns: GST, TDS, advance tax, ROC filings, and any RERA-mandated disclosures.
  • Maintain clean and audit-ready books of accounts at all times; own the completeness and accuracy of financial records in the accounting system.

3.4 Accounts & treasury management

  • Oversee day-to-day accounting operations — accounts payable, accounts receivable, bank reconciliations, and ledger management — executed through the Accounts team.
  • Manage the company's banking relationships; negotiate credit facilities, working capital lines, and construction finance where applicable.
  • Optimise cash deployment — ensure collections from homebuyers are tracked diligently and funds are applied in line with RERA escrow requirements.
  • Maintain a clear view of fund flow across all project escrow accounts and the corporate account; ensure no commingling of funds.

3.5 Team leadership & systems

  • Lead and mentor the Finance & Accounts team (currently comprising Manager Finance, two Accounts Associates, and this Finance Controller role).
  • Identify gaps in financial systems and processes; implement ERP/accounting software upgrades, automation, and reporting tools appropriate to the company's scale.
  • Set up standard operating procedures (SOPs) for all finance processes — payment runs, approval workflows, month-end close, and audit preparation.
  • Interface with the Product & Technology team to ensure MIS dashboards and financial data pipelines are accurate and timely.
